House prices in Scotland up twice the rate of England and Wales

House price growth in Scotland is outpacing that seen in England and Wales with values up 0.8% in November, twice the rate seen in the rest of the UK. This takes the average price of a home in Scotland to £169,850, up 2.4% compared wot November 2014, according to the latest index from Your Move. East Renfrewshire had the biggest upswing as new home developments lifted prices 5.2% since October and overall it was the strongest November for home sales since 2007 with transactions up 13% year on year. According to Christine Campbell, Your Move managing director in Scotland, the rise provides a welcome bounce back for home owners after a turbulent year but house prices are still below March’s record peak. The driving force behind this up and down has been the introduction of the Land and Buildings Transaction Tax (LBTT) last April which while lowering tax for the vast majority of buyers has hit the top end of the market. However, as high end housing stock starts to shift again, price rises are strengthening in more expensive areas but Campbell warned that the growth spurt may be short lived with the 3% surcharge on second home and buy to let property purchases coming into force in April. ‘If the impact of this tax increase mirrors the effect of the LBTT, we may see a sharp spike in values at the start of 2016 as buy to let buyers rush to avoid the tax hike, followed by a sudden dip after its introduction,’ said Campbell. ‘Investors may well be dissuaded from purchasing additional properties then, with a £250,000 home liable for an extra £7,500 in Stamp Duty once the tax is implemented. Sellers may find themselves having to subsequently reduce prices to make their properties more attractive, accounting for the higher surcharge for some buyers. There have been cases of some developers offering £10,000 contributions towards the LBTT in order to sell their units,’ she explained. The data also shows that on the back of strong monthly growth in October, East Lothian has now overtaken Inverclyde as the mainland region with the highest annual increase in property prices at 10.9%. ‘This region illustrates the recovery in the top end of the market with 30 sales of properties worth over half a million pounds in the last three months, a significant improvement on 18 sales in the same period last year,’ said Campbell. ‘The most notable of the sales was a nine bedroom property going for £2.6 million, the second most expensive property sold this year. This marks a clear turning point when you consider the drought of million pound home sales immediately after the introduction of the LBTT,’ she pointed out. Pending home sales in the US down slightly, latest index data shows

Pending home sales in the United States fell slightly in November for the third time in four months as buyers continue to battle both rising home prices and limited homes available for sale. Overall modest gains in the Midwest and South were offset by larger declines in the Northeast and West, according to the latest pending home sales index from the National Association of Realtors (NAR). The forward looking indicator based on contract signings decreased 0.9% to 106.9 in November from an upwardly revised 107.9 in October but is still 2.7% above November 2014. The data also shows that although the index has increased year on year for 15 consecutive months, November’s annual gain was the smallest since October 2014 when it was 2.6%. Lawrence Yun, NAR chief economist, said that November's dip in contract activity continues the modestly slowing trend seen ever since pending sales peaked to an over nine year high back in May. ‘Home prices rising too sharply in several markets, mixed signs of an economy losing momentum and waning supply levels have acted as headwinds in recent months despite low mortgage rates and solid job gains,’ he said. ‘While feedback from realtors continues to suggest healthy levels of buyer interest, available listings that are move-in ready and in affordable price ranges remain hard to come by for many would be buyers,’ he pointed out. Survey reveals satisfaction in UK rental sector with more families renting

The private rented sector in the UK has entered a more settled periods with over 80% of tenants satisfied with their landlords and more families renting homes, new research shows. The sector has seen some shifting demographics and overall satisfaction levels remain high, according to the latest survey from Paragon Mortgages, undertaken by BDRC Continental. It found that an increasing proportion of those making a home in the sector are couples with children who now make up 21% and couples at 29%. In addition to this 87% of those surveyed consider the rental sector to be their home and the average length of time spent living in a rented home currently stands at 12 years and 41% of landlords reported an increase in tenant demand in the third quarter of the year. Alongside a shortage of housing stock nationally, one factor driving this change is ever improving standards in the sector and 81% of those surveyed said they were ‘satisfied’ with their landlord while 66% of respondents considered their rented home to be either ‘good’ or ‘very good’ value for money. ‘The message coming through in this survey is that, for many people, the private rented sector is an increasingly attractive option over the long term,’ said John Heron, director of mortgages at Paragon. ‘This in many ways reflects the ongoing issue of affordability in the housing market, simultaneously however, competition and best practice are driving higher standards in the sector, making it a more attractive proposition for both individuals and families,’ he explained. ‘This data underscores the value of the PRS to the UK’s housing market. The UK’s PRS still has some way to go to before it catches up with its counterparts in Europe, but higher tenant satisfaction with both standards and affordability, show that there is room for increased growth in this sector,’ he added.
