UK home builders facing a severe shortage of workers

It is not a lack of materials, sites or ability that is preventing house builders in the UK from meeting targets but a lack of workers, according to some of the country’s largest home firms. If 200,000 new homes are to be built by 2020, a target pledged by the government, recruitment in the industry would have to take a sharp upturn from current numbers, especially for the most highly skilled workers. ‘Whilst we as an industry are committed to the target of more affordable homes available to first time buyers, Weston Homes has had to really ramp up its recruitment in order to meet these targets,’ said Bob Weston, the firm’s chairman and chief executive. ‘We currently have a shortfall within the industry of skilled tradesmen, construction managers and fabricators, especially those with many years’ experience providing the quality we expect,’ he added. He pointed out that Weston Homes has recently sent 6,500 letters to local schools, attempting to attract more young people into apprenticeships and eventually the construction industry to meet the shortfall. In the last month Weston Homes has taken on 23 new recruits into its apprenticeship scheme, who join in to the around 20% of employees studying for NVQ’s, attending ILM management training or on sponsored day release courses. ‘It takes two years to train skilled workers and five years to train our best recruits to management level, though of course development lasts a lifetime. Finding someone with 20 plus years of experience is becoming increasingly rare and difficult,’ Weston said. ‘We have always been committed to getting more young people involved in the industry, and with these new affordable home targets we will need, as an industry, to open our doors to bright young apprentices,’ he added. Recent research from the Federation of Master Builders said that 66% of small and medium construction firms have had to turn down work because they don't have enough workers and the biggest shortages are for bricklayers and carpenters. The shortages all around the UK, with the east of England suffering from a short supply of plasterers, while the West Midlands is struggling to find scaffolders. Northern Ireland has the greatest need for general labourers. Firms said the main problem was difficulty in finding apprentices, and a lack of apprenticeships has held back potential new entrants to the jobs market with a belief that many are bowing to pressure from their parents to stay in full time education. ‘The lack of experienced multi skilled workers is a huge concern for my business, as it could affect our future growth plans. We urgently need tradespeople that are trained in more than one area, such as plumbing, tiling and joinery for bathroom installations but we just aren’t seeing the candidates come through,’ said Tony Passmore, chief executive of the Leeds based Passmore Group. Residential rents in Scotland rising at slowest pace for over two years

Scottish rents have increased by just 1.1% in the year to February 2015, their slowest pace for over two years, according to the latest buy to let index. But despite this slower and more affordable pace of rent growth in Scotland, the financial health of tenants has declined over the same period, and February saw the highest proportion of late rent since December 2012. The Scotland buy to let index from letting agent network Your Move, also shows that the average residential rent across the country has increased only £6 in the last year, reaching £537 per month in February. This represents a significant downtrend in annual rent rises, which peaked at 4.3% a year previously in February 2014 equal to a £21 annual boost in cash terms. On a monthly basis, Scottish rental prices have climbed a modest 0.2% since January, but this marks the first monthly rent rise witnessed since November 2014, as the market had slowed down. ‘Such an incremental rise in Scottish rents over the past year shows admirable stability in the private rented sector. Despite high demand for homes to let in the face of the current housing shortage, rent inflation in the lettings market has remained remarkably affordable for tenants,’ said Brian Moran, area lettings director at Your Move. ‘After cruising along on a pretty even keel until late 2012, we then saw steep rent rises stack up against tenants as the abolition of tenancy fees in Scotland knocked the market out of kilter. The Scottish private rented sector has subsequently been on quite a rollercoaster ride, but rent growth has its feet firmly on the ground once again, and is making steady strides forward,’ he explained. ‘But while improvements in the affordability of the lettings market mean that tenants are able to keep up with rent rises, other economic factors are holding them back from making solid financial progress and continuing to drag tenants into the red,’ he added. A breakdown of the figures shows that rents are now higher than a year ago in three out of five regions of Scotland. Edinburgh and the Lothians have experienced the strongest annual rent growth, with prices climbing 2.5% in the 12 months to February 2015. This is closely followed by Glasgow and Clyde where rents are up 2.3% year on year. The East of Scotland saw a 2.2% annual rise in average rents, setting a new record of £530 per month. However, rents have fallen in two regions in the past year. The Highlands and Islands experienced the biggest annual drop in average rents, falling 1.6% while monthly rents in the South of Scotland are 1.5% lower than in February 2014. London mayor reveals plans for 26,500 new homes along the Thames

A blueprint for creating thousands of new homes along the River Thames has been published by the Mayor of London, Boris Johnson. The draft London Riverside Opportunity Area Planning Framework (OAPF) sets out the planning, regeneration and design guidance that will lead to the creation of 26,500 new homes and up to 16,000 jobs across the boroughs of Barking and Dagenham and Havering, and a small part of Newham. The Mayor has identified 38 Opportunity Areas across the capital. Opportunity Areas are London's major source of brownfield land with significant capacity for new housing, commercial and other development linked to existing or potential improvements to public transport accessibility. By establishing Opportunity Areas, and working closely with London boroughs and partner agencies, the Mayor will be best able to deliver significant social and economic regeneration. The London Riverside Opportunity Area stretches from the Royal Docks to Rainham Marshes, a total distance of 12 kilometres. The document, which is now open for consultation, sets out the Mayor's strategic priorities and long term vision for the area over the next 20 years, how the area should evolve into a sustainable and successful part of the city and how it relates to the wider south east of the UK. In order to transform the London Riverside into a thriving new part of London, the planning framework discusses the importance of improved transport connections. This includes the potential extension of the Gospel Oak London Overground line, a new railway station at Beam Park, improvements to the A13 and new river crossings. ‘The capital is now home to a record number of people and we are working tirelessly to ensure we have the homes, jobs and transport infrastructure to support the city's unprecedented growth. London Riverside can deliver genuinely affordable high quality housing for Londoners in a fantastic Thameside setting,’ said Sir Edward Lister, Deputy Mayor for Planning.
