Peripheral areas in prime central London market set to help prices rise by 3% in 2016
Peripheral areas in central London such as Shoreditch, Kings Cross, Battersea and Shepherds Bush could be the new engine room of the London prime property market in 2016, it is suggested. These locations are likely to contribute to anticipated price growth of around 3% across prime London, according to an outlook analysis from boutique search agent Banda Property. It also suggests that strong competition among British home buyers for middle level housing in the £1million to £2 million price bracket will focus on outer central areas which offer quality flats and family houses with gardens, good schools, transport links and village amenities. Overall, the prime central London market is set to benefit from a surge in demand for investment properties early in the year as buy to let investors and second home buyers rush to beat the April deadline and avoid the new additional 3% stamp duty, the report explains. However, the firm expects that the numbers of new foreign buyers entering the market from Russia, the Middle East and Asia will be smaller than in 2015, as a result of higher costs and unfavourable exchange rates. But despite the Chancellor sending a negative message to investors with further stamp duty increases, Britain is still regarded as the best in Europe if not the world for real estate investment thanks to its tolerant and secure society, stable economy, transparent financial and legal systems and world class education ensuring it remains an attractive option for internationals seeking somewhere to live. ‘If the effects of the last stamp duty rise are anything to go by, we may well see a surge in activity as second home buyers and investors try to close before April. This will temper potential annual capital growth to the relatively moderate level of 3% overall and value will become more important than ever,’ said Louisa Brodie, head of search and acquisitions at Banda Property. ‘I’m confident that the London property market is resilient, as demonstrated this year, when despite hugely negative press and challenging regulation changes, the market has slowed but still remains an attractive proposition to buyers with a long term view,’ she explained. ‘British homebuyers will dominate in 2016, buying up good value properties in the peripheral ring around the prime locations. They are broadening their horizons beyond the obvious areas such as Chelsea and Belgravia, looking instead to places such as Battersea, Kings Cross and Clerkenwell as well as Shepherds Bush and Ealing in the west, in order to secure more square footage for their money,’ she pointed out. ‘With the key sections of Crossrail coming into operation by 2018, we will see particularly strong growth along the corridors of operation in the coming year,’ she added. Owning a home is still part of the American Dream, new research shows
The majority of young people renting their home still believe in the American Dream of owning their own home, according to new research from the National Association of Realtors (NAR). Although only half of surveyed households believe the economy is currently improving, nearly all young renters eventually want to buy a home and compared to earlier this year an increasing share believes their personal financial situation will improve in the months ahead. The survey data reveals that an overwhelming majority, some 94%, of current renters who are 34 years of age or younger want to own a home in the future. Overall, 83% of polled renters have a desire to own and 77% believe homeownership is part of their American Dream. Lawrence Yun, NAR chief economist, said that the survey's findings debunk the notion that young adults aren't interested in buying a home. ‘Despite entering the workforce during or immediately after the worst of the financial and housing crisis, the desire to become a homeowner appears to be a personal goal for a convincing majority of young renters,’ he pointed out. ‘Furthermore, there appears to be sizeable, pent-up demand for buying that currently remains untapped because of a variety of economic and personal reasons impacting many households,’ he added. The top two reasons given by renters for not currently owning was the inability to afford to buy and needing the flexibility of renting rather than owning at 53% and 19% respectively. When asked what would likely be the main reason for buying in the future, renters cited lifestyle considerations such as getting married, starting a family or retiring and an improvement in their financial situation at 33% and 26%. ‘A combination of factors such as rising rents and home prices, limited supply, repaying student debt, and getting married and having children later in life has more to do with the currently underperforming share of first time buyers than the idea that buying a home is not as desirable as it used to be,’ Yun explained. Despite uncertainty about the economy's current performance, at least 84% of all households within all surveyed age groups and education levels believe owning a home is a good financial decision. When asked if they believe this strongly or moderately some 76% who believe it's a good decision feel strongly about it. Additionally, at least 85% of surveyed households in each age category as well as across all education levels believe home ownership is part of their personal American Dream. The most appealing aspects of homeownership cited by those with this feeling include a place to raise a family, owning their own place and a nest egg for retirement at 36%, 26% and 14% respectively. NAR's survey found that more home owners than renters during the polling period believe that it's a good time to buy a home at 82% compared to 68%. International students add £600 million to London’s private rented sector
The 107,000 international students studying in London contribute some £600 million in rental income to the capital’s rental market, new research has found. The wealthiest Chinese, Russian and Malaysian students typically spend up to £1,500 per week to live in plush addresses in Mayfair, Knightsbridge and South Kensington, says the report from private rental market lettings firm E J Harris. Using data from their own client instructions over the last three years and drawing on figures from the Government’s Higher Education Statistics Agency (HESA), the firm analysed the number and country of origin of foreign students in the capital, where they choose to live, the type of properties they let and how much they spend in the private rental sector. There are some 107,000 international students studying in London, 40,000 from continental Europe and 67,000 from the rest of the world. Overall they spend £1.32 billion on tuition fees, some £1.36 billion on accommodation and subsistence of which £600 million goes on private lets or halls of residence costs and £121 million through friends and family visiting them in London whilst they study. By country of origin, the largest group of international students studying and living in London come from China who make up 18% of all foreign students in the capital, followed by students from the USA at 9%, India 7%, Hong Kong 5%, Malaysia 4% and Nigeria 4%. Other significant foreign student nationalities are people from Saudi Arabia, Singapore, Pakistan and Canada. On an annual basis some 20% of the firm's clients in inner London are students. Of these 50% are foreign students, the balance are British students. They are normally 18 to 22 years of age from affluent families. The report suggest that the accommodation for these students is predominantly provided by the bank of mum and dad although some receive special grants from their respective countries. The wealthiest overseas students tend to prefer living in Mayfair, Knightsbridge, Marylebone and South Kensington, whilst others and British students tend to live in Notting Hill, Bayswater, Shepherds Bush and Kingston Upon Thames. The most affluent international student clients are from China, Thailand, Russia, Malaysia and Nigeria. The top spenders can afford to pay £1,500 per week for an apartment in Knightsbridge or Mayfair. For example, on Old Brompton Road, just by the underground station, there is an apartment building extremely popular with affluent overseas students. However, the majority of overseas students typically pay £500 to £600 per week for a two bedroom apartment in Notting Hill, South Kensington, Shepherds Bush or Bayswater.
