Slow start to the year for property prices and rents in UAE

Residential property prices and rents have fallen in Dubai at the start of 2016, with the latest index figures indicating a falling or stagnant market. Overall property prices rose just 0.09% in January and were down 9.6% year on year, according to the data from the latest ReidIn index. A breakdown of the figures shows that apartment prices fell 0.19% month on month and 9.7% year on year while villa prices increased 1.23% but are down 8.9% year on year. Overall property rental values fell by 1.57% and were down 5.3% year on year. Apartment rents fell 1.67% month on month and 5.2% year on year while villa rents were down 0.9% month on month and 5.9% year on year. In neighbouring Abu Dhabi Residential the property markets are also more or less stagnant with the overall property price index up by 0.62% month on month and by 0.1% year on year. Apartment prices increased 0.89% month on month but were down 2.6% year on year while villa prices increased 0.13% month on month and 3.1% year on year. The rental market in Abu Dhabi was slightly more buoyant and values increased by 2.11% in January compared to December but are down 1.8% compared to January 2015. A breakdown of the figures show that apartment rents increased 2.3 month on month but were down 0.9% year on year while villa rents increased 1.86% month on month but were down 1.6% year on year. Average apartment prices up in Dubai but down in Abu Dhabi

Average apartment rents in Dubai increased by 3% in January compared to the previous month but amounts varied across property types, the latest data shows. Average rents reached an annual rate of AED138,000 overall with the market seeing some adjustments, according to the latest report from property portal Bayut. The firm also reports an improvement in yields for apartment property investors, reaching an average of just over 6% but these do vary according to property type, location and quality with some reaching up to 10%. One bedroom apartments recorded an average of AED97,000 in January, down 0.8% month on month while two and three bedroom rents were up 0.1% and 2.2% respectively AED151,000 and AED211,000. Rental values for four bed apartments also fell, down 2.2% in January compared to December 2015 to AED330,000. Yields improved across all apartment types. Studios offered average yields of 7.235, one bedroom apartment 6.4%, two bedroom apartments 5.7%, three bedroom apartments 5.3% and four bedroom apartments 3.55%. Dubai Marina remained the most popular locality for renting apartments in Dubai, followed by Jumeirah Lakes Towers. Bur Dubai, Downtown Dubai and Business Bay. In neighbouring Abu Dhabi rents are falling with values across all property types apart from three bedroom flats falling in January. The firm said that this could be the market adjusting to growth in 2015. Average apartment rents fell 5% from AED 141,000 in December 2015 to AED 135,000 in January. Studio apartment rents were down 3.6% to AED64,000, one bedrooms were down 1.3% to AED99,000, and two bedroom flats down 4% to AED136,000. Four bedroom apartment rents well the most by 4.6% to an average of AED252,000 while three bedroom apartments saw rents rise, up 2.3% to AED192,000. The firm also pointed out that although apartment rents fell last month in Abu Dhabi, average yields still offered a lot of value for investors, averaging 7% across all types. Yields for studios were 9.4%, one bedroom apartments 8%, two bedroom apartments 7.3%, three bedroom apartments 7.4% and four bedroom apartments 4.6%. In terms of popularity Al Reem Island, Al Raha Beach, Al Reef, Al Ghadeer and Saadiyat Island remained the top five locations for renting apartments in Abu Dhabi. Continue reading

Indian, British and Pakistani buyers top list of non-Gulf area investors in Dubai property

Indian, British and Pakistani buyers topped the list of non Gulf area overseas real estate investment in Dubai in 2015, according to official figures. Indians accounted for AED20 billion ($5 billion) of transactions last year, followed by British buyers with AED10 billion and Pakistanis with AED8 billion, according to the latest data from the Dubai Land Department (DLD). However, buyers from the Gulf Co-operation Council states accounted for almost a third of sales, investing AED44 billion and Emiratis accounted for half of that at AED26.08 billion. Overall, the data shows that 55,928 investors from 150 nationalities invested a total of AED135 billion or $26 billion in Dubai real estate during 2015. Buyers from Saudi Arabia invested AED9 billion in property and those Kuwait accounted for AED3 billion of investment, followed by investors from Qatar, Oman and Bahrain. The data also show that Arabs from outside the GCC invested a total of AED16 billion in the Dubai real estate market, with Jordanians ranking the highest value investors with AED3.5 billion. Egyptians invested AED2.55 billion and Lebanese nationals invested AED2.53 billion. Significant investments were also made by nationals from Iraqi, Yemen, Sudan, Palestine, Libya, and Algeria. According to Sultan Butti Bin Merjen, director-general of the DLD the sheer diversity of investors in Dubai’s real estate market is an overwhelming endorsement of the emirate’s international appeal to property investors. ‘Dubai enjoys an extremely high degree of acceptance from international investors because of its attributes and return on investment,’ he said. ‘We are reassured with the size of investments from UAE citizens, in addition to the enormous demand from the GCC which provides the market with a strong shield from seasonal fluctuations,’ he added.
