New partnership to create 14,000 new homes in London

A new partnership that is expected to create 14,000 new homes across London and the South East has been welcomed by the Mayor of London's Office. National Grid and Berkeley Group have established a joint venture to develop major residential and mixed use development schemes in an initiative known as St William Homes LLP. It brings together access to a significant portfolio of brownfield land owned by National Grid Property in key areas of housing need with Berkeley's ability to design, build and market new developments. ‘London's population is set to rise by 37% to more than 11 million people by 2050 and innovative approaches to house building such as this well help to unlock vast swathes of land and deliver thousands of much needed new homes,’ said Sir Edward Lister, deputy Mayor for Planning. ‘National Grid has numerous sites across the capital that are ripe for regeneration and this partnership will stimulate development and create new jobs. Schemes such as this go hand in hand with the Mayor's work to accelerate the building of thousands more homes for Londoners with a range of pioneering new policies, including the creation of new housing zones and a housing bank,’ he added. In its first phase, St William aims to develop more than 7,000 new homes, including over 2,000 affordable homes. Development at this scale would also deliver 5,500 jobs, 2 new schools and 22 acres of public open space, transforming 84 acres of former industrial land and contributing over £150 million to local infrastructure and amenities. Meanwhile, the Lewisham Gateway development is set to deliver hundreds of new homes, a new riverside park and over 1,000 new jobs on land released by the Mayor of London, the London Borough of Lewisham and Transport for London, as part of a drive to accelerate house building on thousands of sites across the capital. Engineers on the site have rerouted two rivers and begun work on a completely new road layout. Work is also underway on the first two new buildings on the site, which are already beginning to rise from their foundations. When work on the site in Lewisham is complete it will provide up to 800 new homes in a world class development that will include new shops, cafes, park land and hugely improved access to the town centre. It is a plan that was first conceived a decade ago but was only made possible last year when, with strong support from the Mayor of London, the Government approved £20 million of funding to kick start redevelopment of the area. The development is part of a wider drive by the Mayor of London to deliver new homes on surplus land owned by the public sector. Micro mansions set to become popular in UK, it is suggested

Rising house prices, particularly in London, have left many people with little option but to opt for the most affordable, and sometimes smallest, home they can find, it is claimed. However, extra small living spaces or micro mansions are in fact highly sought after in many cities providing they are well designed and perfectly positioned, according to agents. In its Housing Futures report, national estate agents Strutt & Parker identifies the trend for this type of property as something we should expect to see a lot more of in the UK in the years to come. ‘Small can be beautiful. The micro mansion serves as the ultimate living solution for those who prize location over space. As urbanisation gathers pace around the world, central locations in the most sought after cities have become too expensive for the majority,’ said Stephanie McMahon, head of research at Strutt & Parker. She explained that dedicated tiny living spaces are not oddities that can be found in every city, where broom cupboards have been converted into some semblance of accommodation but carefully designed and well planned homes. ‘The rise of the micro flat looks set to mirror what has happened with modern technology. Everything in our homes will shrink as they become smarter and more compact,’ she added. Whilst proper micro mansions are not big in the UK as yet, they are far more common in Japan and the US. A micro mansion is 100 to 250 square feet, compared to a typical small bedroom flat of around 750 square feet. They often have the ceiling height to accommodate mezzanine sleeping spaces and are designed to be much like a boat with each component serving two of more uses. Typical features are under floor storage, pull down beds, steps that convert to chairs and sofas, and kitchen worktops that slide away after use. ‘Micro mansions have the potential to provide a viable solution to the UK’s housing crisis in crowded cities. They attract those requiring short term space, or who work in multiple locations and simply need a place to sleep. London’s Mayfair once again becoming top prime market

Mayfair has not always justified its status as the premier address on the London Monopoly board but it is now on track to be a prestigious location again. Construction of its mansions and garden squares began in the early eighteenth century and what was once farmland became London’s most exclusive neighbourhood. However, the Second World War dented its desirability as a residential district, with businesses moving to Mayfair because their offices in the City had been destroyed and in recent decades, as post-war temporary office permissions expired, properties have been converted back to residential use. However, according to research by international real estate firm Knight Frank there is a more profound change underway. The premium nature of the development pipeline indicates a step-change taking place in relation to quality and pricing in Mayfair. ‘With achieved prices for the best new build schemes approaching, and in some cases exceeding, £5,000 per square foot, Mayfair is on track to regain its status as London’s premier address and merit its position of supremacy on the Monopoly board,’ said Knight Frank’s tom Bill. He added, that in addition to an abundance of Michelin starred restaurants and five-star hotels, Mayfair’s reputation for exclusivity derives from the high number of private member’s clubs, embassies, Royal residences and high-end shopping streets. ‘Mayfair has not had a residential pipeline with such an overwhelming focus on quality for several decades. It is symptomatic of how developers are addressing the increasingly stringent demands of buyers in prime central London, and has led to a step-change in relation to quality and pricing for the best residential property in Mayfair,’ he explained. Also, buyers, particularly in higher price brackets, are less loyal to particular areas of London and have become more product-driven. ‘As more buyers look north of Hyde Park for the right property rather than the right postcode, successful Mayfair developers are combining the cachet of the area’s name with the sort of exceptionally high-quality finish and services that buyers demand,’ said Bill. Indeed, according to Knight Frank, the percentage of all £10 million plus sales in central London over the last year, underlining how the pace of sales is accelerating to a greater degree in Mayfair than in Kensington, Knightsbridge or Belgravia. Mayfair, Knightsbridge and Belgravia form the trio of super prime markets in prime central London.
